Overview

Al Mal Capital REIT is a closed-ended real estate investment trust (REIT) listed on the Dubai Financial Market (DFM) and regulated by the Securities and Commodities Authority (SCA). The fund primarily invests in a diversified portfolio of income-generating real estate assets within the United Arab Emirates, with the option to invest in other GCC countries or internationally, provided that real estate assets located outside the UAE do not exceed 25% of the fund's total assets. The REIT's investment strategy focuses on sectors such as healthcare, education, and industrial real estate, aiming to provide investors with stable returns through long-term lease agreements with high-credit tenants. In July 2025, Al Mal Capital REIT announced a Follow-on Public Offering (FPO) to raise up to AED 242 million by issuing up to 220 million new units priced at AED 1.125 per unit. The proceeds from the FPO are intended to enhance the REIT's portfolio by acquiring additional income-generating assets in resilient sectors, further strengthening its growth and diversification. The subscription period for the FPO was open from July 7 to July 25, 2025, with trading of the new units expected to commence on the DFM between August 8 and August 15, 2025, subject to regulatory approvals. As of June 30, 2024, Al Mal Capital REIT reported a balance sheet surpassing AED 1 billion, with investment properties valued at AED 989 million. The fund declared an interim dividend of AED 3.00 fils per unit for the six months ended June 30, 2024, marking a distribution to both existing and new unitholders following a rights issue completed in April 2024. The REIT continues to target consistent returns of approximately 7% for investors, supported by a portfolio with 100% occupancy and stable lease rentals.
