Alignvest Student Housing REIT was established in June 2018 to consolidate the fragmented, institutional-grade, purpose-built student accommodation (PBSA) sector in Canada. The REIT's portfolio comprises over 5,200 beds across 12 properties in six major university markets, including Halifax, Montreal, Ottawa, Oshawa, Hamilton, and Edmonton. This makes it the largest university-focused PBSA owner/operator in Canada. The REIT's strategy involves acquiring high-quality PBSA assets in major Canadian university markets, enhancing the operations of these properties, and achieving economies of scale. This approach aims to generate attractive returns in the low-risk and resilient PBSA sector. The REIT has raised over $270 million in equity capital since its inception, reflecting strong investor confidence in its strategy and execution. In December 2024, Alignvest Student Housing REIT successfully completed the sale of its portfolio to Forum Real Estate Income and Impact Fund for $1.7 billion, achieving a 31% premium in fair market value of its Class F Units from the date of the initial announcement. This transaction underscores the REIT's effective consolidation strategy and its ability to deliver value to investors.
