BWP Trust is an Australian real estate investment trust (REIT) that invests in and manages commercial properties throughout Australia. Established and listed on the Australian Securities Exchange (ASX) in 1998, the Trust's portfolio primarily comprises large-format retail properties, notably Bunnings Warehouses leased to Bunnings Group Limited. Bunnings is a leading retailer of home improvement and outdoor living products in Australia and New Zealand. In August 2025, BWP Trust internalized its management by acquiring BWP Management Limited and its subsidiaries from Wesfarmers Limited, resulting in the formation of a stapled group comprising BWP Trust and BWP Property Group Limited. This strategic move aimed to enhance operational efficiency and align the interests of unitholders and management. As of December 31, 2025, BWP Trust's portfolio included 82 properties with a total value of approximately $3.9 billion. The portfolio maintained a weighted average lease expiry (WALE) of 7.5 years and an occupancy rate of 96.7%.
