Overview

Emira Property Fund is a diversified real estate investment trust (REIT) with a property portfolio predominantly in South Africa, and a growing component of offshore assets. The company listed on the Johannesburg Stock Exchange (JSE) in November 2003, focusing on managing a balanced and diversified portfolio to mitigate exposure to any single property sector. Emira's portfolio includes office, retail, industrial, and residential properties, with a strategic emphasis on quality assets to enhance yields and net asset values for stakeholders. The fund's investment strategy involves actively managing its portfolio by trading out of fully valued assets and into undervalued ones, aiming to improve the quality and performance of its investments. This approach is reinforced by stringent investment criteria designed to enhance yields and ultimately increase value for all stakeholders. Emira's direct South African portfolio, as of 31 March 2025, comprised 63 properties with a total asset value of R9.96 billion, a market capitalization of R5.4 billion, and a paid dividend of 123.89 cents per share. Emira has also expanded its international presence, notably entering the United States market in October 2017 with the acquisition of Belden Park Crossing in North Canton, Ohio. Since then, the fund has acquired additional properties in the U.S., totaling an investment of US$32.3 million. This expansion is part of Emira's strategy to diversify its portfolio and enhance returns for its stakeholders.
