CapitaLand Ascott Trust (CLAS) is the largest lodging trust in Asia Pacific, with an asset value of S$8.8 billion as of 30 September 2025. CLAS primarily invests in income-producing real estate and real estate-related assets, including serviced residences, rental housing properties, student accommodation, and other hospitality assets across 16 countries. Listed on the Singapore Exchange Securities Trading Limited (SGX-ST) since March 2006, CLAS is a constituent of the FTSE EPRA Nareit Global Real Estate Index Series (Global Developed Index). The trust's portfolio comprises over 104 properties with more than 19,000 units across 45 cities in 16 countries. Its diversified portfolio includes serviced residences, hotels, rental housing, and student accommodation, with a balanced mix of stable and growth income streams. CLAS actively enhances its portfolio through strategic reconstitution and value creation initiatives, such as investing accretively, divesting to unlock gains, and implementing asset enhancements. Since its listing in 2006, the trust's asset size has expanded ten-fold, establishing CLAS as a key player in the lodging sector. In FY 2024 and 1H 2025, CLAS completed over S$800 million in divestments at up to 100% premium to book value and reinvested the proceeds into more optimal, accretive uses, including about S$560 million in higher-yielding investments. The trust's commitment to sustainability is evident in its inclusion as the only lodging trust in Asia Pacific in the S&P Global Sustainability Yearbook 2025. CLAS continues to focus on delivering sustainable returns through market cycles by maintaining a geographically diversified presence and a range of lodging asset classes.
